|When you drive past "Westcliff" you
will be taken by the beautiful trees that screen this older style 3 bedroom brick & ensuite
home from the street. You will also guess that it has a little view out to the north-west
as well. When we take you through the gate you will notice the garden looks a bit unloved,
but you will quickly see that the plants are there along with the trees.
The brick veneer home has been vacant for some time now & almost all the furniture
is gone, so you will have to excuse the lack of presentation in this elevated 3 bedroom
ensuite home with 2 large living areas & 2 decks for outdoor living. The late owner,
a fastidious builder, bought and renovated the home nearly 20 years ago. More recently
he added on fabulous big rumpus room with an extra deck. The home is in good solid order
but reaching an age for interior renewal. There is ample storage with walk-in robe & 2
built-in robes plus linen & broom closets. It is just that the doors look old fashioned
now! Carpets & drapes are due for replacement but nobody in their right mind would
replace the big slow combustion heater that warms the whole house in winter!
kitchen is spacious with ample cupboards, pantry, electric upright stove, rangehood & dishwasher.
Both bathrooms are in good condition too.
Underneath the home there is a tandem double garage with concrete flooring and an extensive
dry secure storage as well - what else would you expect when a builder owned it?
The 3/4 acre land with 35.3 metre street frontage is truly enchanting! It adjoins open
farmland where cattle graze on the rear & 1 side boundary giving a sense of living
in the bush & returning to a more pastoral lifestyle. There is ample room in this
back garden along with good fertile red soil to grow your own vegies, plant more fruit
trees & have a hen house too. There is deep water bore in the back garden although
it was not performing properly a couple of years back. Given that a nearby bore was
just trickling at around 50 gallons an hour then, but is now flowing at 500 gallons
per hour, maybe it can be activated again.
As it stands, this home would be perfect to rent out just as it with just a quick spruce
up. We would anticipate a probable rental of $380 - $400 per week. It would also suit
someone who wanted to move in & renovate / modernise over time. The open free-flowing
living areas offer multiple options for reconfiguring to suit whatever layout & usage
that you want.
