“Eagle Heights Brewery & Bistro” is an up and running operation with a growing brewing business and a restaurant that needs to find a great chef who understands what it takes to cater for the beer tasting and for a good restaurant capable of attracting both tourist and local patrons. The restaurant is currently not operating, in part because the right person has not been found to feed the guests and in part because the whole enterprise needs some high quality marketing exposure.
The property is in an ideal position to catch the eye of tourists as it is located on Tamborine-Oxenford Road (also known as MacDonnell Road), the main tourist thoroughfare from both Brisbane and the Gold Coast, and just before the Fig Tree Roundabout that ushers tourists into Gallery Walk. Its wide street frontage and the magic stand of original rainforest between the driveway to the brewery and the driveway in front of the restaurant are ideal for exploiting the passing traffic far better than it has been exploited to date. All food and drink businesses on Tamborine Mountain have to appeal to tourists and also the local population to create a really rewarding operation. Locals rely on word-of-mouth and will go wherever their friends tell them the food & service are both excellent. It is a quite a cosmopolitan population of about 8,000 people with many in a position to eat out regularly. They are not seeking an average lunch or dinner, they are seeking quality with flair. Pacific Rim cuisine is one of the very popular menus here. When the Bistro can secure the right chef, the local clientele will beat a path to its door and give a much needed boost to the entire business.
The Bistro has been fairly well set-up and decorated inside in what is part of an original house that turned to commercial space a couple of decades ago. As is often the case with these conversions, they do have a certain charm, and this one is lacking neither charm nor space. The only thing that looks in need of attention is the old hardwood polished timber floor that is beginning to show that it is time for a good sand back and repolish. It is hard to know what each chef wants in a kitchen, but to an untrained eye, it appears to be reasonably well equipped, although extra cooking equipment might be needed once it started to get a good reputation.
The brewery is already successful with a good range of quality interesting beers and all the equipment needed in perfect condition. The high ceiling is insulated and the fully licensed bar at the front of the restaurant is nicely set-up for beer tasting as well as serving diners. This part of the business will grow exponentially with the restaurant doing its thing and some much improved marketing, both on-site and in all the major promotional areas.
That massive 15 metre x 10 metre red shed with 6 metre high ceiling, just a huge area with power connected and some internal divisions partly completed, is the other great unrealised asset here. It offers an opportunity to create a stunning Bavarian beer hall and reception area for anyone willing and able to toss some cash into it. With 40+ car parking spaces already and tons of space on the other side of the shed to create more parking spaces. There is an excellent income stream in wedding receptions just waiting to happen.
The 2 storey timber home appears to be in good solid condition with its 3 bedrooms plus study and a bathroom on each level, it does offer good accommodation either for an owner-operator or on-site staff. It needs a bit of a facelift inside with new floor coverings, drapes and a new kitchen, otherwise it is ready to go and is being lived in by a family currently.
The extra building beside the southern driveway entrance can certainly be used for anything that attracts the tourists eyes! Whether a new owner goes ahead with renting out or find some other use for it, is entirely a matter of imagination and that flair that a good entrepreneur will bring to the whole package.
The land is an almost level 5,002 square metres (1¼ acres) with 57.4 metre street frontage. It includes expansive paved areas and a beautiful original rainforest garden area.
High quality back to base security protects the property. Every necessary license and Government required approval is in place for current operations and everything is ready for full operation on the day of settlement. The brewery is still pumping out beer and selling it in bottles and kegs, so that is a good beginning.
If you consider you have the knowledge and experience to create a highly successful business operation plus a bit of spare cash to seriously upgrade the marketing, this property offers the location and exposure needed to create a very successful business. Please contact me to arrange a mutually suitable time to meet with myself and the seller for an on-site inspection.
